Invitation to Bid for Property Services of the Official Marketing Center and Model Rooms of Xinxiang Banshan Haoting Project

Hunan Zhongji Project Management Co., Ltd., entrusted by Hunan Xinhao Real Estate Development Co., Ltd., is conducting an invited bidding for the property services project of the official marketing center and model rooms of Xinxiang Banshan Haoting Project (Entrusted Agency No.: HNZJC2020-FW(LD)-098). You are hereby invited to participate.
1. Bidding Conditions The tenderee of the property services for the official marketing center and model rooms of Xinxiang Banshan Haoting Project is Hunan Xinhao Real Estate Development Co., Ltd. The source of funds is self-raised. The project has met the bidding conditions, and now an invited bidding is conducted for the property services of the official marketing center and model rooms of this project.
2. Project Overview and Bidding Scope 2.1 Project Overview: The total construction area of this project is approximately 380,680㎡, with a plot ratio of 3.74 and a greening rate of 30%. The green area is about 23,554㎡, the residential construction area is about 262,556㎡, the serviced apartment area is about 14,727㎡, and the commercial construction area is about 12,685㎡. 2.2 Project Location: East of Fuxing Road, Loudi City; West of Louxing South Road, adjacent to Loudi Municipal Government. 2.3 Bidding Scope: Property services for the official marketing center and model rooms of Xinxiang Banshan Haoting Project. The area of the official marketing center is approximately 1,072㎡, and there are 3 model rooms with areas of approximately 112㎡, 130㎡, and 25㎡ respectively. 2.4 Division of Bidding Sections: No bidding sections are divided. 2.5 Service Period: Tentatively four years.
3. Qualification Requirements for Bidders 3.1 The bidder shall have a valid business license and possess corresponding service capabilities in terms of personnel. 3.2 The business scope of the bidder's business license must include property services or property management services. 3.3 The proposed project leader shall have property management service capabilities and must be an employee of the enterprise (provide social security payment certificate or labor contract). 3.4 Provide the 2019 annual financial audit report. 3.5 Bidders shall not be in any of the following situations: (1) Being an affiliate (unit) of the tenderee that does not have independent legal person status; (2) Being the supervisor of this bidding project; (3) Being the construction agent of this bidding project; (4) Providing bidding agency services for this bidding project; (5) Having been ordered to suspend business; (6) Having assets taken over or frozen; (7) Having the same legal representative as the supervisor, construction agent, or bidding agency of this bidding project; (8) Holding shares in or being a shareholder of the supervisor, construction agent, or bidding agency of this bidding project; (9) Having personnel serving in or working with the supervisor, construction agent, or bidding agency of this bidding project. (10) Different units with the same legal representative or in a holding or management relationship shall not participate in the bidding of this project at the same time. 3.6 The enterprise has not been disqualified from bidding by government functional departments due to illegal or dishonest behaviors in the past three years; 3.7 Joint venture bids are not accepted in this bidding.
4. Obtainment of Bidding Documents 4.1 Bidders are requested to send the following materials to the email address 1220741081@qq.com for registration from December 31, 2020 to January 3, 2021: ① Legal representative's certificate (if the bid is submitted by an authorized agent, the legal representative's certificate and power of attorney shall be attached); ② Valid copy of the business license; ③ Original and copy of the authorized person's ID card; ④ Qualification certification documents. Note: After being inspected and approved by the employer, the bidding documents will be sent to the confirmed bidders. Sending time: Before 18:00 on January 4, 2021, to the email addresses used by each bidder during registration.
5. Submission of Bidding Documents 5.1 The deadline for submission of bidding documents (bid deadline) is 10:00 on January 8, 2021, and the location is Room 401, Building 5, Fortune Home, No. 684 Fuxing Road, Louxing District, Loudi City, Hunan Province. 5.2 Bidding documents that are delivered overdue, not delivered to the specified location, or not sealed in accordance with the requirements of the bidding documents will be rejected by the tenderee.
6. Confirmation After receiving this invitation, please confirm whether you will participate in the bidding via email by 17:00 on January 5, 2021. Those who do not indicate whether to participate in the bidding or clearly indicate not to participate within the time specified in this invitation shall not participate in the bidding again.
